What type of parking do you have?
Underground garage parking below the building with reserved single ($175) or tandem spaces ($250). Alternatively we have a partnership with the next door Marriott to lease garage parking spaces for a slightly cheaper rate ($135) in exchange for less convenience & no reserved spots.
Are you pet friendly?
Yes, we’re very pet friendly accepting both dogs and cats. The building features an incredible rooftop dog park with panoramic city views and a pet wash station. Our pet fees include a $300 pet fee (+$100 for an additional pet) along with $30 / month for pet rent per pet. Our pet policy has a 2 pet limit and all pets will need to pass a PetScreening background check which will include requiring current vaccination records.
What are the monthly utility expenses?
You are responsible for electric, internet/cable, and your share of utility consumption through a monthly RUBS (ratio utility billing) charge that will be billed to your ledger as your unit’s share of water, sewer, trash, and HVAC expenses. The share is calculated every month through a 3rd party utility billing service based on your unit’s size, sqft, and number of occupants.
What type of internet connection is available?
At this time, we offer both Spectrum and AT&T Fiber. Speed plans offered on the fiber connection can range up to 1Gbps download and upload, which is considered excellent for the majority of users.
Do you offer any student or employer discounts?
Absolutely! In addition to any active move in specials, we also have a suite of perks and discounts for those eligible under our Preferred Employer or Preferred University program. A typical perk may consist of reimbursed app and admin fee ($300+ value), $250 gift card, and up to 3% rent discount. Please reach out to our leasing staff for the most up-to-date information on discounts or eligible employers and schools.
Do you offer in-unit laundry?
Yes, all of our units are equipped with in-unit washers and dryers.
Are you bike friendly?
Yes, we offer reserved indoors bike storage that includes a very convenient bike repair station and a nearby exitway to the outside that’s ramped.
Do you offer balconies or patios?
Several of our interior lobby atrium facing units have indoors balconies, and a very select few units have an exterior balcony. We do not have any units with patios, but we do offer a large fully equipped rooftop terrace that features multiple zones for your activities and fiber wifi internet access.
Do you accept co-signers?
Yes we do, as long as they fulfill our application requirements for co-signers.
How does the application and leasing process work?
We have a quick and easy online application through our Resident Portal system that includes a convenient income & ID screening system. Upon receiving a completed application, the screening process will begin and we aim to issue a decision within a few business days. Our leasing staff will reach out to assist you and keep you updated regarding the status or next steps of your application. pet!
